Event Description This session provides an in-depth, practical review of EIV Master File and Tenant File reports, including how to run, interpret, document, and act on the information they contain. Participants will learn how to properly maintain EIV documentation, investigate discrepancies, and implement required follow-up actions in compliance with HUD regulations. The training also covers the full lifecycle of discrepancy resolution, including tenant notification requirements, documentation standards, repayment agreements, and common MOR findings.
Running EIV reports is only half the job—knowing what to do with them is where most compliance issues occur. This session will help you:
- Understand what each report is actually telling you
- Identify discrepancies before they become findings
- Follow correct timelines (including the critical 30-day rule)
- Properly document every step to withstand an audit
- Navigate tenant communication, corrections, and repayment requirements
Objectives
- Differentiate between EIV Master File and Tenant File reports, including required reports and proper file placement.
- Interpret EIV reports such as Income, Income Discrepancy, New Hires, and Multiple Subsidy to identify potential issues.
- Apply HUD-required steps to investigate and resolve discrepancies within required timeframes.
- Demonstrate proper documentation and notation standards for both tenant files and master files.
- Implement compliant processes for tenant notification, verification, and resolution, including repayment agreements when necessary.

Speaker Rhanda Mckown, Director of Affordable Housing | LeadingAge Southeast Rhanda Mckown has served as the Director of Affordable Housing for LeadingAge Southeast since January of 2022. Her primary focus in this role is developing a robust housing education agenda, providing assistance and insight to members on housing issues, and contributing directly to the development and achievement of a housing advocacy agenda.
Rhanda previously served as the Local Contract Specialist for the North Tampa Housing Development Corporation. She has nearly 20 years of experience in various aspects of the housing industry and spent the last 15 years conducting Management and Occupancy Reviews (MOR) under the PBCA contract in Florida.
Rhanda’s prior housing industry experience includes serving as Director of the Affordable Housing Study Commission and previously working at LeadingAge Florida where she began her housing career.
Rhanda graduated with a Bachelor of Science from Florida State University and lives in Ocala with her daughter.
